Ahead of a conservation-minded sale, the owners of Blue River Ranch needed their full 640 acres surveyed — a boundary untouched since a 1960s patent survey, with missing corners, conflicting fences and rugged terrain along the river.

Challenge
Lost Corners and Conflicting Fences
Only a third of the original monuments survived, and two neighboring fences each claimed a different line. The sale — and its conservation easement — could not proceed until the true boundary was proven.
Approach
Records First, Then Boots
We reconstructed the 1960s patent survey from county archives, tied surviving monuments with static GPS, and proportioned the lost corners per BLM methods — documenting every decision for the record.
Both neighbors accepted the resolved line; 23 monuments were set and the plat recorded without objection.
Deliverables
Boundary survey, 23 set monuments, recorded plat, legal description for the easement.
Result
Sale and conservation easement closed on schedule with undisputed boundaries.
